And uh we're gonna get into some questions tonight, and we're gonna cover a topic uh we've covered it before, but uh, you know, from a different perspective. Instead of from a manufacturer perspective, we're gonna uh actually talk about it from a service perspective perspective of crawl space encapsulation. So, Kevin, take it from here and tell us a little bit about yourself and uh dry space repair.
SPEAKER_00Well, uh a little bit about me. Uh I'm actually uh from the upstate of uh South Carolina, Spartan Merrill County. Uh lived up there most of my life, uh, then about 10 years in the Charleston area and moved here to the Columbia area about three years ago. And uh I've been in the crawl space repair industry for uh a good 15 of the last 20 years.
SPEAKER_01Wow. Wow, that's awesome. That's awesome. You guys, you guys have pretty much seen it all too, haven't you? Oh yeah. Well, look, for someone who has no idea what crawl space encapsulation is, Kevin, give us a little bit out there to our listening world, a little bit of uh of background. Some people uh, you know, have that question of what's the difference between crawl space encapsulation and just maybe putting a moisture barrier down with plastic or something on the on the ground.
SPEAKER_00Uh well, uh, you know, the the idea behind crawl space encapsulation is uh to control and condition uh the that area and uh to prevent uh water and moisture intrusion into the home. And uh the difference between an encapsulation and just say a vapor barrier or moisture barrier uh would be number one, the thickness of the material, the quality of the material and the amount of coverage. Sure. Uh so when you think full encapsulation, uh if I was describing it to somebody had who had no idea what it what it was, um I would say it's kinda like uh putting a swimming pool liner in your crawl space. Right. Except uh instead of holding water in like it would in a swimming pool, it's holding water out and keeping the water from damaging your home.
SPEAKER_01Absolutely. Good good good answer. I like that. So what what other problems are you solving though by encapsulation that a lot of our listeners may not be familiar with?
SPEAKER_00Uh a lot of your problems, uh yeah, woodwright, uh termites, dust mites. Uh dust mite drop-ins are actually one of the number one household allergens and uh dust mites thrive in uh damp, nasty crawl space. So uh cleaning that up, conditioning that area, uh will actually help a lot of people with allergies. Um and you know, keeping uh the environment there to where it's not uh hospitable for termites or for fungal growth, uh, or um you know, the dust mites or all the nasty little critters that like to live down there?
SPEAKER_01That's that's awesome. So um homeowners may ask, what are, you know, in case you're wondering out there like I used to, folks, what are some of the red flags that would let a homeowner know that they may want to inquire or have someone like yourself or dry uh dry space come out and give them a a quote? What are some of the initial um signs that, you know, encapsulation would probably be a good alternative for me than dealing with the situations that we could maybe talk about a little bit?
SPEAKER_00Uh we we get a lot of calls from people that uh they get their annual termite inspection and uh their termite guy says, You got really high wood moisture content. Uh, you need to get this dried up. Uh, but uh we get a lot of calls from people that are just smelling musty smells. Right. Uh because half of the air in the first floor of your home, if you have crawl space, uh actually enters through the crawl space and then moves up through the house. So half the air that you're breathing on that first floor came in through the crawl space. Uh it's a scientific principle called the stack effect. Right. Um basically uh any structure, air moves in and then it moves up. So if it's getting into the crawl space, then it's moving up into the house and it's carrying those dust mic drop-ins, uh, any fungal spores, uh, musty smells. Uh another reason people might call this is they see standing water in their crawl space. Sure. They have bouncy floors or sagging floors.
SPEAKER_01Right. That's good good stuff, folks. So uh if you're if you're in need of crawl space encapsulation, folks, and you're looking for a great dependable company to do it. I can't recommend another company out there uh that does a better job. These guys actually top-notch from top to bottom. Uh, they make sure they go over the process of what they're doing and how it's going to benefit you and the initial process. And you guys come out and do free quotes as well. Is that correct?
SPEAKER_00We do uh free inspections uh and uh unlike uh some of our competitors, we don't sell systems. Right. Uh some of the other guys will they'll sell a system and you get the system whether you need it or not. Um not every uh house needs a sump pump. Uh not every house needs uh the crawl drain. Right. Uh so our our goal is instead of selling systems, we're offering solutions. Sure. Uh we're gonna tailor make uh we're gonna find uh what is unique to your house and what problems you're having, and we're gonna offer a solution to fix those problems and at the best price we can give you.
SPEAKER_01That's that's great. And what you guys do when you go out there, I'm sure you're using a moisture meter to f to actually give an accurate reading of what the humidity level is underneath the crawl space. And we've talked about a little bit about what crawl space encapsulation can do as far as air quality, indoor air quality, and things, but also it can really be a benefit for your insulation under your house as well. Is that not correct? Uh that is and also save on the energy bill.
SPEAKER_00Yeah, absolutely. Uh so part of our inspection, we uh do wood moisture content readings. Uh, we also use hygrometers that uh test the humidity level, the relative humidity level in the crawl space. Uh that's important because if you got humid air, your insulation is soaking up that humidity. Right. And a lot of times you look into a crawl space, you'll see the insulation has fallen all over. That's because it's soaked up that humidity and it's gotten too heavy for it to hold up and and it falls. So uh an encapsulation uh gets those humidity levels down to where they need to be, where your insulation isn't soaking up uh that moisture, and your wood isn't soaking up that moisture. So you're eliminating the potential of rot, uh termites, uh all those nasty things that come with high humidity.
SPEAKER_01Right. So a little bit of I want to throw a humorous question out there for you because I'm sure you've got a good story for us. Tell us one of the worst crawl spaces you've ever seen in scenarios you've had, if if any come to mind.
SPEAKER_00Some of the worst I've seen, I mean they're they're there's really never a good looking crawl space until after we've done our our thing.
SPEAKER_01Hey, good answer. Good answer.
SPEAKER_00Uh you know insulation hanging or falling, laying all over the place, uh two feet of standing water. I I've gone into crawl spaces where I would it was like a swimming pool. I was swimming through it. Uh and the fun ones are always uh when you turn a corner and you're face to face with a possum or a raccoon.
SPEAKER_01Sure. Yeah, absolutely. Things you don't know that are under your house seem to creep up when the crawl space guy comes in to repair it. I'm sure you guys have had to do some critter removal before you could actually do the crawlspace encapsulation.
SPEAKER_00We have uh we we've been in the middle of inspections and the in the middle of jobs and uh run face to face with wildlife of various types uh and uh numbers of legs and no legs.
SPEAKER_01I can imagine that too. I can imagine that too. And in South Carolina, we have some venomous snakes. So that's that's uh but folks, I'll tell you, you know, that uh once you encapsulate your crawl space um and it's done and done right, like these folks do, you know, you're you eliminate the process of the no-shouldered critters you're talking about as well. So uh that very, very good stuff. Um wanted to ask this uh if you could walk walk our listeners through uh crawl space encapsulation from kind of where it starts and let them know what all is involved in encapsulating a crawl space.
SPEAKER_00Uh of course, uh the first thing is gonna be an inspection to find out exactly what you need, and then if uh an encapsulation is is what you need, uh, which even if it isn't what you need, I still recommend it because in South Carolina it's never a question of uh if it's always a question of when.
SPEAKER_01Sure. Absolutely.
SPEAKER_00But uh for a full encapsulation, what you would be looking at a process of uh it would start with clean out of the uh any existing vapor barrier, any large debris, anything down there that's gonna tear up the encapsulation liner or make it harder to install. Sure. Uh removal of that old nasty insulation, uh antifungal treatment on all the wood if needed. Uh, and then of course we would seal the vents. Uh those foundation vents are just holes that are letting humid air into the house. Uh so you seal those up. Uh we would actually line the walls and all the foundation piers uh with a 12 mil non-permeable liner, uh, which our liner, whether it's uh the wall and the pier wrap at 12 mil or the ground liner at 20, uh, everything we use comes with a lifetime manufacturer's warranty.
SPEAKER_01Oh, okay.
SPEAKER_00Our warranty covers everything except for animal chewing.
SPEAKER_01Gotcha.
SPEAKER_00So uh any manufacturer's defects, uh anything like that. Uh, you know, 100% covered for the life of the home, and it is a transferable warranty.
SPEAKER_03Right.
SPEAKER_00Uh but uh like I say, we uh seal the vents, uh line the walls, wrap the piers, uh, and then we put down the ground liner, we make sure all that is sealed up, uh, and still install a custom crawl space door that is actually uh sealed for air movement as well. And uh install a dehumidifier. So uh with no vents, no fans, uh you need something down there controlling the air in there, that environment. Right. So the encapsulation itself uh will eliminate about 90% of moisture intrusion. That other 10% that still gets through uh the the dehumidifier handles that and it helps continue to circulate the air down there.
SPEAKER_03Yeah.
SPEAKER_00Uh and it's not something that's gonna run constantly either. They're programmed to run for uh about 90 to 120 seconds, roughly every hour and a half to two hours.
SPEAKER_01Interesting. Interesting. So a lot of a lot of folks um probably are sitting at home. So um, you know, what what what does the typical job or install look like time-wise from you guys from beginning to finish? You know, a lot of times, you know, um I'll let you touch on that as far as how long uh encapsulation would ta would take.
SPEAKER_00That that's gonna vary from house to house. Uh but uh you know, depending on the height of the crawl space, the square footage of the house, how many piers there are, uh, all those factors, uh, a full encapsulation can usually be done in two to ten days. Uh and uh of course the the the tighter the area, uh it's gonna take our guys longer to crawl from one end of the house to the other in a small area versus one that's wide open. Sure. Uh and like I said, your square footage accounts for that. Uh most can be done within a five-day work week.
SPEAKER_01Absolutely. Absolutely. That's good answers. Um and you know, a lot of a lot of folks uh often wonder or they they hesitate to call because they are afraid of the price. So talk a little bit about what affects pricing and um you know um what factors in the price uh of of a crawl space encapsulation. And also, too, I wanted to touch on when you guys do an encapsulation, does every encapsulation need a sump pump? Not every.
SPEAKER_02So just kind of touch on those two as well.
SPEAKER_00You know, if you have uh groundwater intrusion, whether it's through hydrostatic pressure, which is just you know water being forced up through the ground, or uh if it's actually penetrating your foundation walls and coming in that way, uh in those cases, uh we would recommend a sump pump and possibly even a drain go with it. Uh in others. Uh you know, if the if the cross base if the ground is re relatively dry, there's not a lot of standing water, not a lot of water intrusion. Uh sump pump usually isn't needed in those cases. Right, right. Um for instance, uh I've been in a house that uh another company did years ago and the homeowner asked us to come check some things out. Uh house is on top of a hill. Right. Highest point in the neighborhood. Uh they had two sunk pumps in there, and all of the uh seals and everything on sunk pump were just dry rotted because there was never any water in there. Right. So that house didn't need a sunk pump, but it was part of that company's system. Sure. So they they put it in the system, sold them to the homeowner, even though it wasn't needed, and then they just sit down there and dry rot because there's no water for them to pump.

Uh a lot of folks, I would say a lot of folks need it, but a lot of folks uh wait until it's too late to get it. So um just want to talk about that a little bit. Uh and Kevin, if you could touch on tell tell our listening audience what makes dry space different from competitors of yours and other companies that do dry space encapsular, crawl space encapsulation.
SPEAKER_00Um I I would say the the the primary thing is uh we operate on what I call the grandma principle. And uh uh would I recommend that if this was my grandma's house, what would I do? And what would I recommend that she do?
SPEAKER_01Sure.
SPEAKER_00And that's the way I treat every customer. Uh you know, I don't want to treat their house just like it's my grandma's house. And um like I said previously, you know, we don't sell systems, we offer solutions. We find what that particular house needs. Uh every house is unique, so we find what your home needs and we offer a fix for what your home needs.
SPEAKER_01I'm often asked if um encapsulation can help a homeowner with heating or cooling cost. And I think I know the answer to that, but I'm gonna let you give your expert opinion on it because you probably can share more than I can add on that.
SPEAKER_00So um i if you're uh especially in the homes where the HVAC ducts run through the crawl space, sure um they've got your ducks have insulation on them uh for a reason because they're trying to keep the air cool or warm, you know, depending on the season. Uh if you've already got that space conditioned, uh that air is gonna stay at the temperature that you want it, and then it's not gonna lose heat or gain heat uh that's moving through the crawl space. And and encapsulation, uh, we've actually had customers sell us on average uh about a ten percent saving on their heating and cooling bills.
SPEAKER_01That's awesome.
SPEAKER_00Uh a few have uh said that they've actually seen higher uh larger crawl spaces, uh you know, large uh uh rent style homes with with big crawl spaces. Right.
SPEAKER_01Uh they and there's some of those here in South Carolina.
SPEAKER_00They've seen uh they've seen larger uh savings, but on average the customers I've talked to say, yeah, we've since you did this, we've seen about a 10% savings.
SPEAKER_01That's awesome. And also a benefit that I would imagine, folks, and um I'm gonna ask this from the stupidity side of things, so I'll let you share this with your expertise as well. Uh, does it increase the value of the home for people wanting to resale?
SPEAKER_00Oh, absolutely. Uh buyers, uh the ones that actually check the crawl space when they're buying a house, uh, they open it up, they see that nice clean white encapsulated crawl space. It's big difference. Uh makes it uh is not necessarily curve appeal, but uh, you know, it's crawl space appeal.
SPEAKER_01Right.
SPEAKER_00And it makes a big difference.
SPEAKER_01Right. And you can apply um, you know, when when you put down the ground cover uh and you talked about it being 20 mil, is that what the norm is for and you can get some antimicrobial also, is that correct? For the do y'all offer that as well?
SPEAKER_00The the liner we use actually has a uh anticrop microbial manufactured into it.
SPEAKER_01Oh, okay, great, great. And um, let's see here. One of the things uh that I get asked a lot being that I've been in similar business, HBAC business a little bit, is um what's one thing that people should not ignore about their crawl space?
SPEAKER_00Um moisture levels. Moisture levels. Moisture levels. The the the water content, the humidity down there. Uh if you let it go and you don't solve it, uh it will eventually cause fungal growth, mold, wood rot, things that are gonna be a lot higher price tags than uh put you know, preventing uh them with an encapsulation for versus letting them occur and paying for those bigger ticket items.
SPEAKER_01Absolutely. Absolutely. Um so uh what would you tell a homeowner that you know may be on the fence about getting their their home or their crawl space encapsulated um again it it's uh you're you're gonna spend the money whether you spend it now or later. Right.
SPEAKER_00Uh whether it's uh to prevent these things from happening or to repair them when they do.
SPEAKER_01Sure. And it's a lot more cost effective than preventive maintenance and I'm sure in every situation. It's like with a car you drive, you know, if you're getting your oil changed regularly you're taking care of it. Same thing I would imagine with the crawl space and again I'm talking about it from trying to trying to ask questions as a homeowner who's uneducated in this in this arena but you know um with my uh with my experience I I've seen that where you know you get someone that's on the fence they're thinking about it and they're like do I really need it you know at the like you just said you you're going to spend the money now or later and a lot of times it's more cost effective you know just to spend the money on the preventive side of things. And I think that's got what you guys really do a good job of as well is you know taking care of the homeowner on the front end so that when these issues occur, you know, they can't say that hey you know DrySpace didn't tell us this because you guys are covering every aspect of it. And you guys go out and do free estimates correct and free free visitations with your customers and advisories.
SPEAKER_00Yes. Each fire each of our inspections if we uh schedule an inspection with you uh we're gonna take a look around the outside of the house uh the the perimeter uh look for signs of water intrusion we're gonna go in and we're gonna crawl the entire crawl space and we're gonna check uh moisture levels, humidity levels we're gonna be looking for signs of water intrusion. And then after that we're gonna sit down and uh go over with you what we found and what we recommend. Uh and you know the the entire process take uh you know like I said depending on the size of the house hour and a half two hours uh but it it's it's like I said it's for you for us to come out and uh that way we might come out and say hey everything looks great or we might come out and you know identify hey you've got some problems here uh here's how we stop it before it gets worse.
SPEAKER_01Sure.
SPEAKER_00Um tell our listening audience uh out there what surrounding areas you're providing service for uh we provide service for most of North uh excuse me most of South Carolina okay uh pretty much uh all of South Carolina except for Ory County and uh we go into the Augusta area and within the next six months we'll be expanding into the Charlotte metro area as well really are you guys are you guys seeing that more of your RNC contractors your new construction guys are they including it uh more so now or are they are they letting the homeowner do it? Um it's in my experience about 50-50 but really it is trending toward more home uh builders actually seeing the value and uh including it in the new builds. Right a lot of uh the older homes that uh you know prior to nineteen eighty six you didn't need any type of vapor barrier according to South Carolina code. So a lot of older homes don't have 'em. Uh the ones that do, those six mil vapor barriers, they tear up and they get degraded pretty quickly over time. Uh they're not intended to last thirty, forty, fifty years.
SPEAKER_03Right.
SPEAKER_00Uh where our encapsulation liners are guaranteed.
SPEAKER_03Right. That's awesome.
SPEAKER_00And uh and then you know since 1986 uh when they did start requiring them, uh the the state code only requires eighty percent coverage. And you know that's kind of like putting the lid on your Tupperware but leaving it shifted off to the side. Sure. It's not it's not sealing the the sealing the bowl.
SPEAKER_01That's right, that's right. One thing I wanted to give you an opportunity to talk about tonight Kevin while you're here is I know there's a lot of guys in HVAC there's also a lot of guys in the pest control business. So um you know and and they they're kind of reluctant to get into encapsulation but that would be an opportunity for you guys. So if you're in the HVAC industry or pest control business and you're not doing your own encapsulation you guys do sub work for some of these guys as well is right so any so if there if there's some contractors that may be watching our show tonight and maybe they've got a customer that's been hounding them about it but they really really wasn't on the expertise side of things or maybe they didn't want to get involved in crawl space encapsulation and being that you serving every you know pretty much the whole state of South Carolina with the exception of Hori County there's a lot of opportunity folks out there to provide Kevin and DrySpace's services without you guys um you know ha having to feel like you got to take the brunt of the load from the expertise side of things and the installation side of things. So Kevin would just give folks a little bit of time here so to find out where they can reach you at as well and that way if there's any contractors out there that say hey I've got a customer that's been asking me about it but I didn't know where to turn or maybe I didn't want to do the work. So Kevin I think I'm speaking for you here a little bit but you guys would do some subcontract work for some HVAC guys out there. I'll let you touch on that.
SPEAKER_00We have uh several HVAC and plumbing contractors uh especially here in the Columbia area that uh when they run into standing water or moisture issues in the crawl space we're their first call.

SPEAKER_00And uh you know we go out and we take care of their customer for them and uh you know it benefits us it benefits them and it benefits their c their customer who's now also our customer.
